7.5%-13.7% NET rental income!

For over 7 years, our team of disability housing in Melbourne and Preston has been spending a considerable amount of time not only doing the research, but actually building and tenanting properties specifically for people with disabilities, We have been working in partnership with NDIS approved housing providers and building consultants in preparation of the rollout of the National Disability Insurance Scheme – Specialist Disability Accommodation (SDA) into Victoria, Queensland and Western Australia. We believe we are at the forefront of the NDIS SDA rollout and encourage you to investigate this most worthy of property investments with significant upside for not only yourself but our community.

In consultation with the heads of SDA division within the NDIS directly, our disability accommodation partners have been tagged as both the current and ongoing top 10 disability housing providers in the country.

What is the NDIS / SDA?

We are sure in recent times you have heard a great deal about NDIS, especially the under-usage of the funds allocated. The National Disability Insurance Scheme is a Federal Act developed in 2013 to allow people with a disability to exercise choice and control about matters that affect them- such as their housing.

‘SDA’ (Specialist Disability Accommodation) refers to accommodation for people who require specialist housing solutions – not readily available in the traditional Australian rental market. The Federal Government via the NDIS SDA program have committed $700,000,000.00 annually for the next 20 years through directing substantial ‘rental assistance’ to generously compensate ‘SDA investors’ who specifically invest in compliant homes to drastically increase suitable housing supply.

Only 6% of people on the NDIS will qualify for the SDA and NDIS property in Preston and Melbourne. They must go through a stringent checklist in order to qualify to be able to have SDA on their package.

What is the NDIS backstory: The UN – The rights of persons with disabilities:

A massive under supply:

Studies in March 2018 found there is a major shortfall of disability housing in Australia, so to meet the demand there needs to be a 60% increase in the number of available homes.

Currently, there are over 28,000 Australians with a disability that the NDIS has identified as living in inappropriate accommodation. The NDIS SDA funding is to encourage property investors, SDA experts and institutions to build more disabled centric homes. Sadly there are also 6,000+ young Australian’s who are currently living in aged care facilities due to a lack of housing options and this number is increasing by 50 young Australians a week. Challenges:

Currently, due to the nature of NDIS being new as a whole system, there is very little knowledge of the SDA within people who are key to making this happen such as support co-ordinators, OT’s, SDA experts and Local Area Co-ordinators. It therefore takes between 30-50 hours to find someone with SDA or needs SDA on their plan and have these people ready to move in.

DISABILITY HOUSING IN MELBOURNE ARE NOT EASY TO TENANT BUT…

There is SIGNIFICANT amount of ‘red tape’ that must be gone through before both the landlord and tenant are matched up. By no means is this an easy process. Luckily, we have partnered up with one of the leading SDA providers in the country to make it happen. Empowered Liveability is making tracks in regards to working closely with these people, going to extreme lengths such as re-educating staff from the NDIS and even creating its own support co-ordination arm in order to work with people for fast tracking their SDA.

10 properties in 10 years FOUNDATION PLUS
and ELEVATE range:

We have a range of properties that suit different types of disabilities. Our SDA experts provides our landlords with a rental income AFTER management and tenancy fees.

An income of $60-120K per property can be expected from our ELEVATE range.

These properties are built in the format of what looks, acts and feels like a regular 4 bedroom house. 3 rooms have people with needs and 1 of these rooms is a carers quarters / study. We look to use traditional lenders in order to assist you with funding these properties.
We work with our SDA expert in regards to ‘tenancy demand’ where they utilise their industry leading knowledge to create a ‘heat map’ of tenancy demand. As these properties are built, they are actively scouting for tenants in these areas and getting plan approvals.

As these properties are built from the ground up and structured like house and land contracts, the landlord can expect a significant saving in stamp duty as compared to purchasing one already completed.

Imagine this, your investment house not just providing a significant rental income, it could take three young Australians out of inappropriate aged care and place them in a far more appropriate new home along with housing with a carer of choice.

Such an amazing decision could be compounded with the knowledge that over the next 2 decades of ownership, the SDA Commonwealth funding model could pay you between $1,200,000 – $2,000,000.00 (factoring in CPI increases of 2.5% every year) to provide this specialist disability housing opportunity for those that need it.

We dont build to a ‘standard’
we build to a ‘purpose’

We understand that you as an investor may not know the difference between a good and bad floor plan, (ie. one that follows the standard vs one that is functional for the residents) but our extensive 25 years in the disability sector means we know what’s practical and works for people with disabilities, and their care providers.

There’s a big difference between compliant and realistic for someone with a disability to live in. Making sure that the tenants want to stay there in a market that has become very competitive recently. We aim for long term tenants, and we do this by building the best house we can possibly build for them.

We have a very low tenant turnover compared to other providers in the market.
